• Adopts the Uniform Real Property Transfer on Death Act, allowing individuals to transfer real property to designated beneficiaries effective upon the transferor's death through a transfer on death deed.

• Transfer on death deeds must contain essential elements of a recordable inter vivos deed, state that transfer occurs at the transferor's death, and be recorded before the transferor's death in the judicial district where the property is located.

• Transfer on death deeds are revocable at any time and have no effect on property rights or creditor claims during the transferor's lifetime; beneficiary interests are contingent on surviving the transferor.

• Property transfers to designated beneficiaries without probate, subject to existing liens, mortgages, and encumbrances; if multiple beneficiaries are named and one fails to survive, that share transfers proportionally to surviving beneficiaries.

• Provides optional forms for creating and revoking transfer on death deeds and amends Alaska's disclaimer laws to allow recording of disclaimers for real property interests created by beneficiary designations.
