Amends Section 35-9A-163 of the Code of Alabama 1975 to allow rental agreements to include provisions for tenants to pay landlord's reasonable attorney's fees under specified conditions.

Permits attorney's fee provisions only when the landlord prevails in a legal action against the tenant and the landlord is a corporation or other entity required by Alabama state law to be represented by an attorney.

Maintains the existing prohibition on rental agreement provisions requiring tenants to pay attorney's fees or collection costs, except as newly permitted under the amendment.

Preserves tenant remedies allowing recovery of up to one month's periodic rent and reasonable attorney's fees if a landlord deliberately uses a rental agreement with prohibited provisions.

Takes effect on the first day of the third month following passage and approval by the Governor.
