Reduces the timeframe for unclaimed deposits to be forfeited by tenants from 180 days to 90 days.

Changes the notice period for lease termination due to material noncompliance from 14 days to 7 days.

Limits tenants to curing lease breaches no more than 2 times in any 12-month period without landlord's written consent, and establishes noncurable defaults including illegal drug use, firearm discharge, and criminal assault on the premises.

Defines property as abandoned if electric service has been terminated for 7 consecutive days, allowing landlords to dispose of tenant property left in the unit more than 14 days after termination.
