• Extends the deadline for landlords to refund security deposits or provide itemized accounting from 35 days to 60 days after tenant vacates and delivers possession.

• Reduces the notice period for lease termination for material noncompliance from 14 days to 7 days, except intentional misrepresentation which cannot be remedied.

• Limits tenants to curing lease violations no more than 4 times per 12-month period without landlord consent, with certain violations (illegal drugs, firearm discharge, criminal assault) being noncurable defaults.

• Extends the period for tenant forfeiture of unclaimed deposits from 180 days to 90 days and clarifies landlord entry rights during tenant absences exceeding 14 days.

• Establishes that property is presumed abandoned if electric service has been terminated for 7 consecutive days, in addition to other abandonment indicators.
