• Authorizes storage facility owners to notify occupants of default and intent to enforce liens via verified mail or email instead of registered mail only.

• Permits posting notice of sale or property disposition on publicly accessible websites in addition to newspaper publication when no local newspaper exists.

• Reduces the default period triggering enforcement action from 30 days to 15 days and adds definitions for active duty, email, late fee, service member, and verified mail.

• Establishes that reasonable late fees may be charged at the greater of $20 per month or 20 percent of monthly rent for unpaid rent.

• Provides service members deployed overseas on active duty for 180 days or more a 90-day grace period after return before owners can enforce liens, provided they submit written evidence of deployment.
