Manufacturer's warranties on HVAC systems automatically transfer to new owners when residential real property is sold on or after October 1, 2025, if the warranty remains in effect.

Transferred warranties continue under their original terms as if the new owner was the original purchaser, with no fee charged for the transfer.

The warranty transfer does not extend the remaining term of the original warranty.

Applies only to sales where a warranty agreement was entered into or renewed on or after October 1, 2025; agreements entered before that date remain governed by prior law.

Effective date is October 1, 2025.
