Civil lawsuits against licensed real estate appraisers must be filed within 3 years of discovering the alleged act or omission, with an absolute deadline of 5 years after the appraisal was completed

Fraud exception: the statute of limitations does not apply when an appraiser fraudulently inflated property value or colluded with others to do so

Alabama Real Estate Appraisers Board cannot consider disciplinary complaints for appraisals completed more than 5 years before the complaint was submitted

Board may impose administrative fines up to $500 per serious violation and limit private reprimands to two per licensed appraiser
