Amends Arizona Revised Statutes sections 12-1286 and 33-401 to establish requirements for identifying grantees in sheriff's deeds and property conveyances.

Requires that when a grantee is subject to regulation under titles 6, 10, or 29 (financial institutions, insurance, and securities), the deed must include the grantee's full name, address, state of incorporation/organization/licensing, and country of charter or formation.

Specifies that the validity of any deed shall not be affected by failure to comply with the grantee identification requirements.

Provides that within 30 days after execution, the sheriff must execute a duplicate original deed and record the original sheriff's deed with the county recorder.

States that information provided by the purchaser or redemptioner is not subject to verification and the sheriff is not responsible for authenticating the information.
