HB 2471 Summary

• Amends Arizona law governing condominium and planned community associations regarding display of flags, political signs, and real estate marketing signs on member properties.

• Permits residents to display American flags, military flags, POW/MIA flags, Arizona state flags, Arizona Indian nation flags, and Gadsden flags with reasonable association regulations on placement and manner of display.

• Prohibits associations from restricting or charging fees for for sale, for rent, or for lease signs up to 18 by 24 inches, including sign riders up to 6 by 24 inches, and from regulating open house hours except between 8:00 a.m. and 6:00 p.m.

• Limits association restrictions on political signs to 71 days before an election through 3 days after election day, with maximum aggregate dimensions of 9 square feet per property unless local ordinances are more restrictive.

• Requires associations that violate sign restrictions to forfeit lien rights against affected properties for 6 consecutive months from the date of violation.
