Requires any trustee recording a notice of sale to also record an affidavit signed under penalty of perjury that discloses prior and current parties' interests in the deed of trust.

The affidavit must list in chronological order the full names, current addresses, dates, recordation numbers, and descriptions of instruments for each party with an interest in the deed of trust.

The affidavit must be recorded at the same time and place as the notice of trustee's sale and a copy must be included with the mailed notice of trustee's sale.

Failure to properly record and mail the affidavit voids the notice of sale.

Persons with an interest in the trust property may file an action to void the trustee's sale for non-compliance and are entitled to recover attorney fees and damages if they substantially prevail.
