Allows a landlord who rents a room in a dwelling where the landlord also resides to immediately terminate a tenant's tenancy if the landlord has reasonable cause to believe the tenant may cause physical harm to the landlord.

Permits the landlord to provide notice of immediate termination and require the tenant to vacate the premises.

Authorizes the landlord to change locks on the premises while maintaining the tenant's personal property for safekeeping and arranging reasonable access to that property and providing a pro rata refund of prepaid rent.

Makes any police reports issued from events arising from the tenancy termination admissible as evidence in subsequent civil actions between the landlord and tenant.
