Amends Arizona Revised Statutes section 33-1377 regarding special detainer actions in landlord-tenant disputes.

Changes service of summons timeline requirements by substituting "calendar days" for "days" in multiple provisions, and specifies "business days" for trial postponement periods.

Modifies the summons service method to allow three calendar days after mailing if personal service is attempted and the summons is posted and sent by certified mail.

Requires trial date and return date for material and irreparable breach complaints to be set no later than the third business day following complaint filing.

Maintains court authority to award restitution of premises, late charges, costs, and unpaid rent, with restitution to occur not less than 12 nor more than 24 hours after finding of material breach.
