Replaces "sex" with "gender, gender identity or expression, sexual orientation" as protected classes in Arizona's fair housing laws across multiple statutes (41-1491.05, 41-1491.14, 41-1491.15, 41-1491.16, 41-1491.17, 41-1491.20, and 41-1491.21).

Prohibits discrimination in the sale, rental, and appraisal of dwellings based on the expanded list of protected characteristics.

Prohibits discriminatory advertising, misrepresentation of dwelling availability, and steering practices based on the expanded protected classes.

Extends protections to residential real estate-related transactions, including lending, financing, and brokerage services.

Maintains existing exemption allowing real property appraisers to consider factors other than protected characteristics in appraisals.
