Amends Arizona Revised Statutes section 12-1103 regarding actions to quiet title to real property.

Increases the notice period for requesting a quit claim deed from a person holding an adverse interest from twenty days to thirty days before bringing an action to quiet title.

Increases the tender amount required with a quit claim deed request from five dollars to ten dollars.

Allows courts to award attorney fees (in addition to ordinary costs) to plaintiffs if the adverse party refuses or neglects to comply with a quit claim deed request that meets the statutory requirements.

Clarifies that the Attorney General may file a disclaimer of right and title to property if investigation shows the state claims no adverse interest.
