Amends Arizona Revised Statutes Section 33-808 to modify notice requirements for trustee sales in foreclosure proceedings.

Requires notice of trustee's sale to include a bold-faced, capitalized warning statement in the first paragraph stating that parties must file a court action and obtain an order by 5:00 p.m. mountain standard time on the last business day before the sale to stop it, or they may waive defenses and objections.

Clarifies that the trustee's sale notice form must prominently display the warning language about filing an action to stop the sale and that the sale will be final unless an order is obtained.

Prohibits rerecording of a notice of trustee's sale for any reason, though new or subsequent notices regarding the same property may still be recorded.

Maintains existing error tolerance provisions that allow minor errors in notice information (except legal description or sale date/time/place) to not invalidate a trustee's sale.
