Amends Arizona Revised Statutes Title 12, Chapter 8, Article 14 by adding section 12-1364 regarding dwelling actions.

Authorizes courts to award the successful party in contested dwelling actions reasonable attorney fees, reasonable expert witness fees, and taxable costs.

Defines the "successful party" based on final judgment compared to seller's repairs, replacements, or offers made under section 12-1363: seller is successful if judgment is less favorable than their offer; purchaser is successful if judgment is more favorable.

Preserves existing contractual and statutory provisions that may provide for attorney fees in other contexts.
