Homeowners associations in planned communities that permit grass cannot prohibit members from installing or using artificial grass on their property.

Associations may adopt reasonable rules regarding artificial grass installation and appearance, provided such rules do not prevent its use.

Associations may reject or require removal of artificial grass only if it creates a health or safety issue that the member fails to correct.

Courts must award reasonable attorney fees and costs to any party that prevails in an action against an association for violating these provisions.
