AZ SB1240

Amends Arizona law governing planned community associations' authority over public roadways that have been dedicated to or are held by governmental entities.

Requires that associations obtain formal authorization from the governmental entity before regulating any publicly-owned roadway, even if community documents attempt to grant such authority.

Applies to all planned communities whose declaration is recorded from the effective date of this amendment forward (instead of only those recorded after December 31, 2014).

Clarifies that after the declarant control period ends, associations have no default authority over public roadways unless the government entity explicitly grants it.
