Amends Arizona Revised Statutes sections 33-1377 and 33-1378 to address removal of guests from rental premises.

Defines a guest not named on a written lease who remains on premises without permission of the tenant or landlord as a non-lawful tenant with no residency or tenancy rights.

Allows law enforcement to remove such a guest at the request of the tenant or landlord entitled to possession of the premises.

Establishes expedited special detainer action procedure for guest removal with trial date and return date set not later than the third day following complaint filing.

Requires court to order restitution within 12 to 24 hours if breach is proven by preponderance of evidence.
