Amends conflict of interest rules for condominium and planned community board members to require disclosure of conflicts and prohibition on voting when board action would provide direct financial benefit or other consideration to the board member, their relatives, or their employer/employee.

Expands the definition of conflicted persons to include employers or employees of board members (except employees of the declarant), in addition to existing restrictions on family members benefiting from board decisions.

Applies conflict of interest restrictions only after termination of declarant control period, allowing greater flexibility during the initial development phase.

Voids any contract entered into in violation of the conflict of interest provisions, making such agreements unenforceable.
