SB 1533 Summary

• Extends protections for domestic violence and sexual assault victims to include those who were victims of sexual assault pursuant to section 13-1406, in addition to existing domestic violence protections.

• Allows victims of domestic violence or sexual assault to terminate rental agreements within thirty days of the incident by providing written notice with protective order documentation or law enforcement report, and prohibits landlords from withholding security deposits for early lease termination under these circumstances.

• Permits victims to require landlords to install or rekey locks at the tenant's expense, and allows landlords to refuse providing keys to the person named in the protective order or departmental report.

• Imposes treble damages liability on tenants convicted of falsely filing a protective order or departmental report for domestic violence or sexual assault.

• Makes the person named in a protective order or departmental report civilly liable for all economic losses incurred by the landlord if that person provokes the early lease termination, including unpaid rent, fees, and repair costs.
