Amends Arizona Revised Statutes sections 33-1243 and 33-1813 to require condominium and planned community boards of directors to accept write-in candidates for all board positions except those appointed by the declarant.

Adds provisions allowing unit owners to remove board members (except declarant-appointed directors) by majority vote at a membership meeting, with or without cause.

Establishes petition thresholds to trigger special removal meetings: 25% of votes or 100 votes (whichever is less) in associations with 1,000 or fewer members; 10% of votes or 1,000 votes (whichever is less) in larger associations.

Requires special removal meetings to be called within 30 days of petition receipt and establishes quorum requirements of 20% of votes or 1,000 votes (whichever is less) for such meetings.

Provides that removed board members cannot serve again until after their term expires and requires boards to retain removal-related records for one year while allowing member inspection.
