Modifies Arizona Revised Statutes sections 33-1310 and 33-1371 regarding the Residential Landlord and Tenant Act.

Expands the definition of "housing assistance payment" to include payments made by faith-based organizations, community action agency programs, and nonprofit entities, in addition to government agencies and public housing authorities.

Establishes that a landlord's acceptance of a housing assistance payment constitutes acceptance of a partial payment of rent and a waiver of the landlord's right to terminate the rental agreement for the tenant's failure to pay rent for the rental period covered by that partial payment.

Clarifies that landlords accepting partial rent payments must obtain contemporaneous written agreement from the tenant specifying the terms, conditions, and due date for the balance of rent.
