Amends Section 33-1227 to clarify that condominium declarations may be amended by a vote of unit owners with at least 67% of votes allocated, with exceptions for certain amendments and nonresidential condominiums.

Modifies Section 33-1228 to increase the voting threshold for terminating condominiums created on or after the bill's effective date from 80% to 95% of unit owner votes, while keeping 80% for existing condominiums.

Requires the association board to convene a meeting at least 30 days before recording a termination agreement to verify that the requisite percentage of unit owners have signed notarized termination statements.

Maintains existing exceptions for termination by eminent domain and allows lower voting percentages only if all condominium units are restricted exclusively to nonresidential uses.

Repeals Laws 2021, chapter 405, section 51.
