Counties must allow park model trailers as accessory dwelling units on parcels zoned for one dwelling unit per three acres or greater in single-family residential areas.

Park model trailers are prohibited in high noise or accident potential zones as defined in A.R.S. § 28-8461, though such parcels must comply with aircraft noise and accident potential zoning requirements.

Park model trailers must be installed on semi-permanent or permanent foundations with utility connections and must meet all drainage, floodplain, sanitary sewer or septic waste disposal requirements.

Counties may require building permits and inspections for park model trailer installation and may review and allow additions such as decks and stairs.

A park model trailer is defined as a single-chassis structure on wheels with a gross interior area between 320 and 400 square feet, designed to connect to utilities and function as an independent dwelling unit with kitchen facilities.
