Amends Arizona's residential landlord and tenant act regarding definitions and landlord rights related to partial rent payments.

Expands the definition of "housing assistance payment" to include payments made by faith-based organizations, community action agencies, and nonprofit entities, in addition to government agencies and public housing authorities.

Clarifies that a landlord's acceptance of a housing assistance payment constitutes acceptance of a partial payment but does not waive the landlord's right to terminate the rental agreement for tenant breach or failure to pay rent for periods not covered by the assistance payment.

Requires written contemporaneous agreement between landlord and tenant when accepting partial rent payments, specifying the due date for the balance of rent owed.

Maintains existing law that accepting rent or performance that varies from the rental agreement terms generally constitutes a waiver of the right to terminate for that specific breach.
