Adds new subsection G requiring landlords to have just cause to terminate or refuse renewal of rental agreements for tenants with 12 or more months of tenancy.

Limits valid termination reasons to: nonpayment of rent, material breach of the rental agreement, or landlord/family occupancy or removal of property from rental market.

Requires landlords to waive one month's rent or provide one month's relocation assistance when terminating tenancies based on owner occupancy or property removal from rental market.

Clarifies that "days" in the statute means calendar days.

Modifies existing provisions regarding material noncompliance, rent payment, and irreparable breaches of lease agreements.
