Municipalities may adopt ordinances permitting accessory dwelling units (ADUs) in areas zoned for single-family or multifamily residential use, with authority to designate specific areas and impose standards for parking, height, setbacks, landscape, architectural review, and unit size.

Attached ADUs may not exceed 50 percent of the existing primary dwelling's square footage, while detached ADUs may not exceed 1,200 square feet.

ADUs cannot be sold or conveyed separately from the primary residence and must be located on the same lot as the primary dwelling unit, either attached or detached.

Municipalities and counties must act on completed ADU permit applications within 60 days if an existing single-family or multifamily dwelling is on the lot.

Counties receive the same authority as municipalities to adopt ADU ordinances under identical requirements and standards.
