Establishes the Uniform Unlawful Restrictions in Land Records Act in Arizona Revised Statutes Title 33, Chapter 4, Article 7.

Allows property owners to file amendments with the county recorder to remove unlawful restrictions from deeds and documents, defined as restrictions based on race, color, religion, national origin, sex, familial status, disability, or other personal characteristics that violate state or federal law.

Permits governing bodies of homeowner associations, condominiums, and planned communities to amend governing instruments to remove unlawful restrictions without requiring a vote of members, and requires they respond to member requests within 90 days.

Requires amendments to identify the affected property and document, include a conspicuous statement that the amendment removes unlawful restrictions, be executed and notarized, and be recorded in all counties where the original document was recorded.

Provides a county recorder and county with immunity from liability for recording amendments under this article and directs courts to promote uniform application of the law across jurisdictions that adopt it.
