Amends Arizona Revised Statutes Section 33-1379 to require courts to seal all eviction case records when dismissing an action before judgment or when entering judgment in favor of the tenant, or for a first-time eviction judgment against a tenant.

Adds new Section 33-1486 with identical sealing requirements for eviction actions under different statutory provisions (sections 33-1476 and 33-1485).

Allows courts to seal eviction records upon filing of a written stipulation by both landlord and tenant to set aside the eviction order.

Restricts access to sealed eviction records to the person whose records are sealed, parties/attorneys who appeared in the case, and the court or court clerk, with prohibition on selling or releasing sealed records as part of bulk or individual records transfers to third parties.

Applies sealing requirements to all eviction-related records maintained by the court, including complaints, pleadings, proof of service, court orders, and trial transcripts.
