• Prohibits municipalities from interfering with home buyers' choices regarding home features, amenities, structure, floor plan, and interior/exterior design.

• Bans municipal requirements for shared amenities maintained by homeowners associations, screening/walls/fences, and private streets or roads.

• Establishes maximum minimum lot sizes of 1,500 square feet for new single-family residential developments of five or more acres, and caps minimum setbacks at five feet from side lines and ten feet from front/rear lines.

• Prohibits minimum home size or dimension requirements that exceed those for other dwelling unit types, maximum/minimum lot coverage requirements, and design/architectural/aesthetic mandates (except in historic districts and national register properties).

• Applies to developments constructed after the effective date in urban areas with populations exceeding 70,000 persons; excludes tribal land and military airport noise/accident potential zones; preserves building codes, fire codes, and public health/safety regulations.
