Extends the trial date requirement in jury trials from no more than 5 judicial days to at least 10 judicial days after the defendant is served with the summons and complaint.

Increases the waiting period before a writ of restitution can be enforced from 5 calendar days to 7 calendar days, and requires 24 hours notice to the defendant before the writ is served.

Adds a preliminary 4-day notice requirement for nonpayment of rent that must include a list of rental assistance resources, followed by a 10-day notice period (instead of the previous 5-day period) before the landlord can file a special detainer action.

Changes the timeframe for service of summons in special detainer actions from 3-6 days to 10-20 days, and requires at least 11 days notice before trial to allow tenants at least 10 days to file an answer to the complaint.

For material and irreparable breaches, sets the trial date no later than the third day after filing the complaint, with restitution ordered 12 to 24 hours after a guilty finding.
