Requires landlords to include the website address for azcourthelp.org in any notice provided to tenants under section 33-1368 of the Arizona Residential Landlord and Tenant Act.

Maintains existing provisions allowing landlords to terminate rental agreements for material noncompliance, with 10-day notice periods for general breaches and 5-day notice periods for health and safety violations.

Preserves landlord rights to immediately terminate leases for material and irreparable breaches including illegal weapon discharge, homicide, prostitution, criminal street gang activity, controlled substance manufacturing or possession, threatening behavior, assault, nuisance violations, or serious property damage.

Allows landlords to recover reasonable damages, court costs, attorney fees, and quantifiable damage to premises resulting from tenant noncompliance.

Clarifies landlord rights regarding utility discontinuation following execution of a writ of restitution and personal property handling procedures after eviction.
