Allows landlords to proceed with eviction if a tenant tenders at least 50% of rent before or during the five-day notice period, but automatically stays termination for one week.

Requires tenant to pay the remainder of rent during the one-week stay period to reinstate the rental agreement and cancel any late fees or other charges.

If tenant fails to pay the remainder within one week, landlord may proceed with termination of the rental agreement.

Clarifies that acceptance of housing assistance payments does not constitute acceptance of partial rent payment or waiver of landlord's right to terminate for tenant breach.

Removes the requirement that partial payment agreements must be in writing with a specified balance-due date before a landlord can proceed against a tenant.
