Requires landlords to disclose all additional fees and costs (trash valet, smart home fees, online payment service fees, etc.) in writing at or before tenancy begins and in any rental advertisements or promotional materials.

Prohibits application fees exceeding reasonable administrative costs of reviewing applications and background checks, and limits landlords to charging for only one application per prospective tenant.

Allows tenants to opt out of nonessential services including valet trash service and smart home device fees, and prohibits additional charges for online rent payments made through the landlord's website.

Requires landlords to disclose whether they or their vendors collect or sell tenants' personal data, and to inform tenants in writing that the Arizona residential landlord and tenant act is available on the Arizona Department of Housing's website.

Adds that late fees cannot be charged if rent is paid in full within five days after the due date, and establishes that violations of these provisions constitute unlawful practices subject to investigation by the Arizona Attorney General.
