Prohibits landlords with 5+ rental units and software vendors ("coordinators") from using algorithmic pricing tools that process nonpublic competitor data to set rental prices, renewal terms, or occupancy levels for residential properties.

Defines "algorithmic device" as software using algorithms or AI that processes nonpublic competitor data (including actual rental prices, occupancy rates, lease dates, and discounts) to advise landlords on rent pricing.

Creates a rebuttable presumption of illegal conspiracy to restrain trade when two or more competing landlords use the same algorithmic pricing device in the same market.

Designates violations as unlawful trade practices under Arizona law, granting the Attorney General authority to investigate and enforce the provisions.

Exempts landlords with 4 or fewer units, government-sponsored housing programs, public housing, educational institution dormitories, fraternal organization housing, and hotels/motels from these restrictions.
