Requires landlords to have a valid cause to terminate or refuse to renew rental agreements for tenants who have lived in a property for 12 months or more

Allows eviction only for nonpayment of rent, material breach of the rental agreement, or landlord/family member occupancy or removal from the rental market

Mandates landlords provide one month's rent waiver or relocation assistance when terminating for owner/family occupancy or property removal from rental market

Amends Arizona Revised Statutes section 33-1368 under the Arizona Residential Landlord and Tenant Act
