Renders unenforceable any provision in crime-free lease addendums that allows or requires eviction of a tenant based on the criminal conviction of a tenant or the tenant's guest.

Applies to residential rental agreements, condominium rentals, and planned community rentals under Arizona landlord-tenant law.

Amends three sections of Arizona Revised Statutes (33-1314, 33-1260.01, and 33-1806.01) to add identical language prohibiting conviction-based eviction provisions.

Property owners may still use crime-free addendums as part of lease agreements, but specific provisions requiring eviction based on criminal convictions become unenforceable.

Preserves existing provisions allowing associations to restrict residency of registered sex offenders classified as level two or level three.
