Requires landlords to maintain indoor air temperatures not exceeding 82°F and not below 68°F during extreme cold, measured at room center three feet above ground level.

Prohibits landlords from setting air conditioning thermostats higher than 82°F when seasonal conditions require cooling, or heating thermostats lower than 68°F during extreme cold periods.

Reduces the notice period for tenants to terminate a lease due to non-functioning air conditioning or heating that affects health and safety from five days to two days.

Prohibits landlords from evicting tenants during any week when outdoor temperatures reach 90°F or higher on two or more days.

Amends the Arizona Residential Landlord and Tenant Act (sections 33-1324, 33-1361, and adds section 33-1379.01) to enforce these habitability and eviction requirements.
