Clarifies that a homeowners' association request for notification of trustee's deed upon sale does not constitute a transfer or encumbrance of real property under Government Code Section 27288.1

Allows associations to file a single recorded request requiring mortgagees or trustees to mail copies of trustee's deeds upon sale to the association within 15 business days of recording

Request must include legal description or assessor's parcel numbers of all separate interests, association name and address, and statement identifying it as a homeowners' association

Subsequent association requests automatically supersede prior requests, and requests must be recorded before any notice of default is filed

Establishes that filing such requests does not affect property title or create notice that the association has any right, title, or interest in the property
