Allows mobilehome park management to increase initial rent by a minimum of 20% or $100 (whichever is greater) upon sale, assignment, transfer, or termination of a mobilehome tenancy, notwithstanding local rent control ordinances.

Permits no more than one rent increase under this provision within any 36-month period.

Exempts transfers to trusts (with existing homeowners as members) or to immediate family members when the mobilehome becomes their principal residence from the rent increase allowance.

Does not apply if local rent control ordinances permit greater increases, if no local rent control exists, or in certain other circumstances including assignments under existing lease agreements or exemptions in Civil Code sections 798.21 and 798.45.

After an initial rent increase under this section, subsequent rent adjustments remain subject to applicable local rent control ordinances.
