Amends Civil Code Section 4775 effective January 1, 2017 to clarify maintenance and repair responsibilities in common interest developments governed by the Davis-Stirling Act.

Association remains responsible for repairing, replacing, and maintaining common areas (excluding exclusive use common areas).

Owners of separate interests become responsible for repairing, replacing, and maintaining their own units and exclusive use common areas appurtenant to their property.

Association retains responsibility for repairing and replacing exclusive use common areas, while owners maintain them.

Owners continue to bear costs of temporary relocation during association repairs and maintenance of common areas.
