Requires documents that are rerecorded to be executed and acknowledged or verified as new documents, unless exempt or presented solely to correct recording sequence or make minor corrections.

Permits rerecording without new execution/acknowledgment when making minor corrections (illegible text, missing addresses, incorrect names or tax amounts) if accompanied by a corrective affidavit certified under penalty of perjury.

Mandates all rerecorded documents include a cover sheet that states the reason for rerecording.

Clarifies that party intent controls document priority regardless of recording sequence assigned by county recorder.

Specifies state shall not reimburse local agencies for mandated costs under this act.
