Requires landlords or their agents to allow tenants to pay rent through a third party, subject to specified limitations.

Mandates third parties provide a signed acknowledgment stating they are not currently a tenant of the premises and that accepting the rent payment does not create a new tenancy.

Allows landlords to require a new signed acknowledgment for each rent payment made by a third party, or permits one acknowledgment to cover multiple payments during an agreed period.

Preserves landlords' legal rights to terminate tenancies and does not extend rent payment due dates beyond those established in existing law.

Voids and declares unenforceable any waiver of these provisions as contrary to public policy.
