Amends abandonment notice provisions in California Civil Code to distinguish between residential and commercial real property.

For commercial real property, allows notice of belief of abandonment when rent is unpaid for the number of days required under the lease to declare default (minimum 3 days), instead of the 14 consecutive days required for residential property.

Authorizes notice of belief of abandonment for commercial real property to be sent by overnight courier service in addition to personal delivery or first-class mail.

Requires termination date in abandonment notice to be at least 15 days after personal service, overnight courier delivery, or mail deposit.

Creates new Section 1951.35 establishing separate abandonment procedures for commercial real property while maintaining existing procedures under Section 1951.3 for residential property.
