Redefines "real estate salesperson" as a person retained (either as an employee or independent contractor) by a licensed broker, rather than solely as an employed person, and establishes the term "responsible broker" as the broker responsible for supervision of salespersons.

Requires responsible brokers to notify the commissioner when salespersons or brokers affiliate with them or when affiliations terminate, and requires licensees to notify the commissioner of new business addresses; permits licensees to share compensation through their responsible broker.

Authorizes corporations to operate under existing licenses without interruption in case of death or incapacity of sole designated broker-officer if notice and application are filed within 10 business days, and allows designated corporate officers to conduct licensed activity for other entities if clearly disclosed.

Adds grounds for license discipline including soliciting listings based on entry of persons with protected characteristics and failure to surrender licenses issued in error, and repeals requirements that salesperson licenses remain in broker possession and be made available for inspection.

Requires copies of agreements to be delivered "as soon as reasonably practicable" rather than at time of signature, and permits electronic delivery when parties agree to conduct transactions electronically.
