Extends automated external defibrillator (AED) requirements to buildings constructed before January 1, 2017 that undergo modifications, renovations, or tenant improvements on or after January 1, 2020.

Requires AEDs in occupied structures including assembly buildings with occupancy over 300, business/educational/factory/institutional/mercantile buildings with occupancy of 200 or more, and residential buildings with occupancy of 200 or more (excluding single-family units).

Defines qualifying modifications as $100,000 or more in tenant improvements or building renovations in a single calendar year, or any tenant improvement to places of assembly including auditoriums, performing arts venues, and movie theaters.

Exempts structures owned or operated by local government entities and health facilities licensed under specified sections of the Health and Safety Code.

Provides liability protection for persons or entities that acquire an AED for emergency care if they comply with Section 1797.196 requirements.
