Amends Section 53572 of the Health and Safety Code to expand the definition of "affordable rental housing" under the Teacher Housing Act of 2016 to include rental housing developments where a majority of units have rents affordable to persons and families earning up to 200 percent of area median income, adjusted for family size by HUD standards.

Requires that the expanded affordable housing definition applies only to rental housing developments located on real property owned by the school district.

Maintains the existing definition of affordable rental housing as developments with rents restricted to levels affordable to persons and families of low or moderate income, as defined in current law.

Applies to housing for employees of unified school districts, elementary school districts, and high school districts, including both certificated and classified staff.
