Requires senior citizen housing developments to permit qualifying residents to share dwelling units with qualified roommates under a lease or written agreement.

Defines "qualified roommate" as a roommate, cohabitant, or co-occupant for companionship or caregiving with increased income.

Allows qualified roommates who are 55 years of age or older to continue occupying a dwelling unit upon the death, dissolution of marriage, hospitalization, or prolonged absence of the qualifying resident.

Maintains existing requirements that developments permit temporary guest residency of at least 60 days per year for persons under 55 years of age.
