Prohibits governing documents from restricting members or residents from using social media or other online resources to discuss development living, association elections, legislation, public office elections, ballot initiatives, or other community concerns, even if content is critical of the association.

Prevents associations from retaliating against members or residents for exercising rights to peacefully assemble, communicate, or use social media to discuss community issues.

Allows owners to rent or lease a portion of their owner-occupied separate interest for more than 30 days without restriction, regardless of any governing document prohibitions on short-term rentals.

Prohibits associations from pursuing enforcement actions for violations of governing documents during declared state or local emergencies when the emergency makes it unsafe or impossible for a homeowner to prevent or fix the violation, except for nonpayment of assessments.

Members prevented from exercising these rights may bring civil or small claims court action with penalties up to $500 per violation.
